Real Estate Fraud


Real estate fraud involves deceptive practices in real estate transactions.  The fraud can include misrepresenting information on loan applications or using false identities to buy or sell property illegally.  Victims of real estate fraud can suffer financial hardships and even lose title to their home.

There are three main types of real estate fraud: Title Fraud, Foreclosure Fraud and Mortgage Fraud.

When obtaining a mortgage, always deal with a licensed or accredited mortgage and real estate professional.  If you are having troubles making your mortgage payments, discuss options with your mortgage lender.  They will work with you to develop a solution and and help protect yourself from scammers.

Other tips on how to protect yourself include from real estate fraud include:
• Read any documents pertaining to mortgages before signing them.
• Keep your mortgage information in a safe place.
• Shred old documents rather than throwing them in the trash - scammers may be searching through your garbage.
• Consult your lawyer or notary before giving another person a right to deal with your home or other assets.
• Conduct extensive research on any company or individual offering you a loan.  
• Conduct a land title search with your provincial or territorial land registry office. It will show the name of the property owner and any mortgages or liens registered on the title.
• Consider buying title insurance to protect yourself against losses from title fraud.
